About aov windows

An AOV window is an opening window in a stairwell, lobby or corridor fitted with an electric chain or linear actuator that opens it automatically when smoke is detected.

Common in residential stairwells, HMOs, flats, offices and care homes, often on the top floor of a stair.

Local considerations in Newcastle under Lyme, Staffordshire

In England, smoke ventilation in new and altered buildings is designed under Approved Document B of the Building Regulations (England), and once the building is occupied the responsible person has duties under the Regulatory Reform (Fire Safety) Order 2005 to keep fire safety systems, including aov windows, in good working order.

At roughly 160 m above sea level, Newcastle under Lyme sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

In a built-up area like Newcastle under Lyme, many jobs are in blocks of flats, mixed-use buildings and car parks, so access, parking for our vans and out-of-hours working are planned at survey.

We check the free area, window frame strength, opening angle, cable routes in fire-rated cable and the controller location.
