What are aov windows?
An AOV window is an opening window in a stairwell, lobby or corridor fitted with an electric chain or linear actuator that opens it automatically when smoke is detected.
Where they are used
Common in residential stairwells, HMOs, flats, offices and care homes, often on the top floor of a stair.
Pros
- Uses an existing or new window
- Lower cost than a roof vent
- Can also give daily ventilation
Cons
- Must give the free area required
- Wind can affect performance on facades
Standards and regulations
Smoke control components are covered by the BS EN 12101 series (for example EN 12101-2 for natural smoke and heat exhaust ventilators, EN 12101-3 for powered fans, EN 12101-6 for pressure differential systems, EN 12101-8 for smoke dampers, EN 12101-9 for control panels and EN 12101-10 for power supplies). Design follows Approved Document B (England), BS 9991 (residential) or BS 9999 (other buildings), with Scottish, Welsh and Northern Irish equivalents. Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person must keep systems maintained.
Installation considerations
We check the free area, window frame strength, opening angle, cable routes in fire-rated cable and the controller location.
Every installation starts with a free survey. We confirm the specification, give you a written quote, install and commission the system, and hand over with test records and instructions.

Maintenance of aov windows
Planned maintenance keeps aov windows safe and reliable and gives you records for insurers and inspections. We service Ventlux and all other makes: we check fixings, wear, power and battery backup, controls and safety devices, adjust and lubricate where needed, test operation end to end and leave a written report with any recommended actions.
Repairs
If your aov windows has stopped working, is noisy, is opening or closing on its own or is showing a fault, we fault-find on site and repair it, often on the first visit using parts from our shop. We repair systems we did not install and work on all common makes.
Servicing
Servicing intervals depend on use and risk; most sites have a service at least once a year, busy or safety-critical systems more often. We can set up a service contract with reminders so it is never missed. Installation, maintenance, repair and service prices are POA after a free survey and quote.
