About smoke vent roof hatches
A smoke vent roof hatch is a roof hatch that both opens automatically as an AOV and gives maintenance access to the roof.
Used on flat roofs above stairs in blocks of flats and commercial buildings.
Local considerations in Send, Surrey
In England, smoke ventilation in new and altered buildings is designed under Approved Document B of the Building Regulations (England), and once the building is occupied the responsible person has duties under the Regulatory Reform (Fire Safety) Order 2005 to keep fire safety systems, including smoke vent roof hatches, in good working order.
Around Send we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.
We check the upstand size, roof build-up, ladder access and free area.
