About roof smoke vents

A roof smoke vent is a rooflight or roof window at the top of a stairwell that opens automatically to release smoke, usually with a 24 V actuator.

Used at the head of stairs in flats, offices and HMOs.

Local considerations in Barnard Castle, County Durham

In England, smoke ventilation in new and altered buildings is designed under Approved Document B of the Building Regulations (England), and once the building is occupied the responsible person has duties under the Regulatory Reform (Fire Safety) Order 2005 to keep fire safety systems, including roof smoke vents, in good working order.

At roughly 164 m above sea level, Barnard Castle sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

Around Barnard Castle we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.

We check roof pitch and covering, the kerb or upstand, opening angle and access.

Maintenance of roof smoke vents in Barnard Castle

Planned maintenance keeps roof smoke vents safe and reliable and gives you records for insurers and inspections. We service Ventlux and all other makes: we check fixings, wear, power and battery backup, controls and safety devices, adjust and lubricate where needed, test operation end to end and leave a written report with any recommended actions.
