In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including roof smoke vents, in good working order.
At roughly 161 m above sea level, East Kilbride sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.
