About roof smoke vents

A roof smoke vent is a rooflight or roof window at the top of a stairwell that opens automatically to release smoke, usually with a 24 V actuator.

Used at the head of stairs in flats, offices and HMOs.

Local considerations in Prestonpans, East Lothian

In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including roof smoke vents, in good working order.

Around Prestonpans we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.

We check roof pitch and covering, the kerb or upstand, opening angle and access.
