About roof smoke vents

A roof smoke vent is a rooflight or roof window at the top of a stairwell that opens automatically to release smoke, usually with a 24 V actuator.

Used at the head of stairs in flats, offices and HMOs.

Local considerations in Rossendale, Lancashire

In England, smoke ventilation in new and altered buildings is designed under Approved Document B of the Building Regulations (England), and once the building is occupied the responsible person has duties under the Regulatory Reform (Fire Safety) Order 2005 to keep fire safety systems, including roof smoke vents, in good working order.

At roughly 380 m above sea level, Rossendale sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

Work in Rossendale is a mix of residential blocks, schools, offices, industrial units and homes, and we tailor the specification to how busy the site is.

We check roof pitch and covering, the kerb or upstand, opening angle and access.
