About roof smoke vents

A roof smoke vent is a rooflight or roof window at the top of a stairwell that opens automatically to release smoke, usually with a 24 V actuator.

Used at the head of stairs in flats, offices and HMOs.

Local considerations in Selkirk, The Scottish Borders

In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including roof smoke vents, in good working order.

At roughly 178 m above sea level, Selkirk sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

Around Selkirk we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.

We check roof pitch and covering, the kerb or upstand, opening angle and access.

Maintenance of roof smoke vents in Selkirk

Planned maintenance keeps roof smoke vents safe and reliable and gives you records for insurers and inspections. We service Ventlux and all other makes: we check fixings, wear, power and battery backup, controls and safety devices, adjust and lubricate where needed, test operation end to end and leave a written report with any recommended actions.
