About smoke shafts
A smoke shaft is a vertical duct from each floor's corridor to the roof, with a vent or damper on each floor and an AOV at the top. Natural shafts rely on buoyancy; mechanical shafts add a fan.
Used in residential corridors of taller blocks of flats.
Local considerations in Peebles, The Scottish Borders
In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including smoke shafts, in good working order.
At roughly 170 m above sea level, Peebles sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.
Around Peebles we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.
We check shaft size, damper or vent on each floor, top vent and controls. Price shown is a comparable controller.
Maintenance of smoke shafts in Peebles
Planned maintenance keeps smoke shafts safe and reliable and gives you records for insurers and inspections. We service Ventlux and all other makes: we check fixings, wear, power and battery backup, controls and safety devices, adjust and lubricate where needed, test operation end to end and leave a written report with any recommended actions.
Repairs in Peebles
If your smoke shafts has stopped working, is noisy, is opening or closing on its own or is showing a fault, we fault-find on site and repair it, often on the first visit using parts from our shop. We repair systems we did not install and work on all common makes.
Servicing in Peebles
Servicing intervals depend on use and risk; most sites have a service at least once a year, busy or safety-critical systems more often. We can set up a service contract with reminders so it is never missed. Installation, maintenance, repair and service prices are POA after a free survey and quote.
