About aov windows

An AOV window is an opening window in a stairwell, lobby or corridor fitted with an electric chain or linear actuator that opens it automatically when smoke is detected.

Common in residential stairwells, HMOs, flats, offices and care homes, often on the top floor of a stair.

Local considerations in Mayfield, Midlothian

In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including aov windows, in good working order.

At roughly 156 m above sea level, Mayfield sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

Around Mayfield we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.

We check the free area, window frame strength, opening angle, cable routes in fire-rated cable and the controller location.
