Local considerations in Peebles, The Scottish Borders
In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including residential stairwell aov systems, in good working order.
At roughly 170 m above sea level, Peebles sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.
Around Peebles we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.
We survey the stair, existing vents, power and the fire risk assessment. From price is the controller; full systems quoted after survey.
