About smoke vent roof hatches

A smoke vent roof hatch is a roof hatch that both opens automatically as an AOV and gives maintenance access to the roof.

Used on flat roofs above stairs in blocks of flats and commercial buildings.

Local considerations in Mayfield, Midlothian

In Scotland, smoke ventilation in new and altered buildings is designed under the Scottish Building Standards Technical Handbooks (Section 2: Fire), and once the building is occupied the responsible person has duties under the Fire (Scotland) Act 2005 to keep fire safety systems, including smoke vent roof hatches, in good working order.

At roughly 156 m above sea level, Mayfield sees more wind, driving rain and frost than lowland areas, so we pay attention to weather sealing, cable entries and, for vents, rain and wind sensors.

Around Mayfield we often work on smaller blocks, rural businesses, farms and private homes, where power supply and cable runs can be longer, so we check these at survey.

We check the upstand size, roof build-up, ladder access and free area.
